At the beginning of a project, the Prime team meets with the owner to thoroughly understand their goals and requirements. This initial consultation is crucial for setting the foundation of the project. We then develop detailed floor plans, site plans, and building elevations, ensuring that every aspect of the design aligns with the client’s vision.
During the research phase, we address all zoning requirements and other regulatory considerations to ensure compliance. We create preliminary design sketches to visually represent the proposed project. These sketches evolve into the final schematic design, which, once approved by the client, allows us to estimate the cost of the architectural design services accurately.

Once the schematic design has been approved, the project is ready for the design development phase. In this phase, there is a clearer idea of the scope of the project, which can help with projecting costs. The overall design includes a complete description of the building systems, such as structural, mechanical, HVAC, plumbing, and electrical. Specific materials for walls, floors, and countertops will also be decided on at this point.

Once the preliminary design is approved, we move on to creating detailed working drawings and specifications. These documents provide a higher level of detail, outlining every aspect of the construction process. They are essential for ensuring that the project meets all technical and aesthetic requirements. We submit these comprehensive documents to local municipalities to obtain the necessary permits.
After securing the permits, the working drawings and specifications are sent to contractors for pricing or bidding. This step is crucial for determining the project’s final costs and selecting the best contractor for the job. It’s important to note that construction documents are not 100% complete at this stage, allowing for some flexibility and adjustments as the project progresses. This approach helps to address any unforeseen issues that may arise during construction, ensuring a smoother and more efficient building process.

Once the detailed working drawings and specifications are complete, Prime Architects will solicit bids from contractors using comprehensive bid documents. These documents provide all the necessary information for contractors to accurately price the project. The Prime team prepares the contract between the client and the selected contractor and ensures that all terms and conditions are clearly defined and agreed upon.
The owner and architect collaboratively evaluate the submitted bids, selecting the most suitable contractors based on criteria such as cost, experience, and proposed timelines. If necessary, negotiations take place to refine the project scope or adjust pricing to meet the client’s budget. Once these details are finalized, the contract for construction is signed, allowing the work to commence. This structured approach ensures a smooth transition from planning to execution, setting the stage for a successful project.
